TAIF-NK expends over 1,7bn rubles on mortgage programmes
TAIF-NK is going to continue fulfilling mortgage programmes: more than 140 employees will get their keys to new flats until 2020. TAIF-NK employees will have an opportunity to improve living conditions within both Social Mortgage and Additional Corporate Mortgage Programme. Its interest rate is close to that of the social one, and the line moves much faster. Realnoe Vremya tells the details.
740 families have had house-warming parties since 2005 thanks to mortgage programmes
The fulfilment of mortgage programmes at TAIF-NK began in 2005: workers can get a flat within Social Mortgage and Additional Corporate Mortgage Programme, which was created for employees of TAIF GC. 740 families have had house-warming parties during the course of both programmes. Most part of them, 635 people, got a flat with Social Mortgage. 105 people got flats with the additional mortgage programme, Aygul Shamsutdinova is among them.
The girl joined the company in 2015 and held a house-warming party 1,5 years later. She remembers that she was considering different banks at that moment, but interest rates were high everywhere. She could get a flat by a social mortgage. But as the queue for getting a flat was long, she would have to wait for several years. Then Aygul decided to try to get a flat with the additional programme for TAIF GC employees.
''I would get only a one-room flat with the social mortgage. As I wasn't married then and I wanted to have a two-room flat in the future, I could get it with the additional programme. When my trustworthiness was confirmed, I was offered several options of choosing the future flat. I didn't want to wait and I chose a flat in a block of apartments whose construction was to finish soon. I got everything during four months from filling in an application,'' TAIF-NK engineer Aygul Shamsutdinova remembers.
Enterprise gives money for initial instalment
The interest rate for Aygul totalled 11,6%, but she is given back 4% every month at the company's expense. TAIF-NK paid money for the first instalment, which is 277,000 rubles. It's a targeted loan for 15 years that Aygul will start paying in 5 years.
''I will redeem the mortgage in 5 years and only then I will start paying the initial instalment. It's very profitable for me because when you get a flat, there are many costs, while the enterprise pays the initial instalment. As the enterprise returns 4% of paid interest to the bank every month, it turns out to be a social mortgage. In addition, you don't need to go to the bank, the money for the mortgage is automatically withdrawn from your salary card,'' Aygul shares.
Aygul got the flat with the developer's standard finish in the 47 th Microregion – it's a new residential district in Nizhnekamsk. At the moment, the district has only blocks of flats. But a kindergarten and school will be ready this year. The 47th Microregion is the most popular region, 311 employees of the enterprise have housed here. Flats were also given in the 15th and 49th Microregions of the city of Nizhnekamsk in 2017.
The employees who have worked in the enterprise for more than 1 year can get a flat within the additional programme. In addition, the employee needs to be hired with an open-ended labour contract, while one must pay for the flat before retirement age.
Over 140 people to get keys to new flats until 2020
TAIF-NK expended over 1,7bn rubles on mortgage programmes since 2005, of which 1,6bn rubles were sent to support Social Mortgage programme, 102m rubles were given to pay employees' initial instalment, 18m rubles – to compensate employees' paid interest of targeted loans of the enterprise and loans of Avers Bank.
TAIF-NK PJSC plans to continue fulfilling mortgage programmes at least until 2020. More than 140 employees of the company including 76 employees within the Additional Corporate Mortgage Programme will be able to hold house-warming parties during this time.
